They provide a vision that address such factors as land conditions, opportunities and constraints and outline in detail intended land use, road and lane dedication, forecast population and employment density, and define parks and open space, mobility and servicing systems. They also inform land use, subdivision and development applications. We lead the development of Concept Plans, Conceptual Schemes and Outline Plans for leaders within the development industry.

A Master Site Development Plan (MSDP) is a detailed planning instrument that establishes a project vision and framework to guide the development of a specified area of land over a period of time. To support the development of business and logistics parks, we have developed compelling MSDP’s that outline project location and context, baseline and future conditions, proposed development objectives, transportation, servicing and phasing strategies. Our MSDP submissions have helped secure municipal land use, subdivision and development approvals for major business park and logistics facility development throughout Canada.

Implementing business and logistics park development aspirations often requires creating or amending existing statutory and non-statutory plans. Our team of policy planning experts are able to ensure clear alignment between development objectives and municipal policy to advance either new or amended non-statutory plans to bring a project to life.
